Multifamily net absorption in the U.S. from 2010 to H1 2024

Net absorption in the U.S. multifamily market increased in 2023, after turning negative for the first time in over a decade. In 2023, the net absorption amounted to 255,000 units, down from the peak of 617,000 units recorded in 2021. Net absorption is the total number of units which tenants moved into, less the total number of units tenants moved out of during a specific period. A negative net absorption shows a contraction in demand, possibly due to the aggressive increase in apartment rents during the coronavirus pandemic.
