In the second quarter of 2024, the commercial property price index for warehouses in Japan stood at 130 in the three metropolitan areas of Tokyo, Osaka, and Nagoya. In all other areas, the property price index stood at 86.1 points. Apart from warehouses, the commercial property price index comprises retail properties, offices, factories, apartment buildings, and commercial and industrial land.

Commercial property refers to commercial land with buildings categorized as retail, office, warehouse, factory, apartments (entire buildings), commercial land, and industrial land.
The index is calculated on the basis of data collected through the System to Provide Real Estate Transaction Price Data (Land General Information System) operated by the Ministry of Land, Infrastructure, Transport and Tourism. It is based on transactions between private entities.
The three major metropolitan areas include the metropolitan areas of Tokyo (Saitama, Chiba, Tokyo, and Kanagawa), Nagoya (Gifu, Aichi, and Mie), and Osaka (Kyoto, Osaka, and Hyogo). Other areas include all other prefectures.
