Gross annual yield for a two-bedroom house in Dublin, Ireland 2024, by area

During the second quarter of 2024, Dublin 10 emerged as the top-performing area in Dublin in terms of the gross annual yield for two-bedroom houses. Dublin 10 boasted an annual yield of 9.4 percent, securing the first position. Following closely behind, Dublin 22 claimed the second-highest annual yield, at 9 percent. Meanwhile, Dublin 17, Dublin 24 and Dublin 11 were other areas with one of the highest yields, each generating more than eight percent. In contrast, Dublin 6 recorded the lowest yield among all areas, standing at 4.9 percent. Other areas such as Dublin 4, South County Dublin, Dublin 3, and Dublin 6W also reported relatively lower gross annual yields, ranging from five to 5.7 percent, areas with higher rents and more competitive markets observed lower yields.
