As of November 2023, the nine leading specialty real estate investment trusts (REITs) in the United States had a combined market capitalization of about 71 billion U.S. dollars. The second-leading, VICI Properties Inc, saw its market cap increase from 12.78 billion U.S. dollars to 17.22 billion U.S. dollars between September 2022 and November 2023. According to the source, specialty REITs include a diverse and unique mix of properties, such as movie theaters, casinos, farmland, and outdoor advertising sites, and therefore do not fit in other REIT groups.
The REITs sector grew substantially in 2021, with the market cap reaching record high. Nevertheless, the year-to-date total returns for all property segments were negative as of September 2022.
