Lending margins have increased across the board from 2019 to 2020 on prime office, prime retail, secondary office and secondary retail commercial properties. Prime retail commercial properties experienced the largest increase of lending margins and rose from 2.5 percent in 2019 to 3.35 percent in 2020. The lending margin refers to the collateral that an investor needs to deposit in order to cover some of the risk of the investment. The increase in commercial real estate lending margins indicate the rising risk as a result of the coronavirus (COVID-19) crisis.
