Consumer sentiment steeply declined in 2021, amid surging house prices and increasing mortgage rates. Respondents aged 18 to 34 were the least positive, whereas respondents in the age group 55 and older had a slightly higher index score, suggesting they were slightly less pessimistic. The index value of 36 in this age group means there were 36 percent more more negative responses than positive ones.

This question was phrased by the source as follows: "Generally speaking, do you think now is a good time or bad time to buy a house?" Respondents were then to choose between one of three answers: "good time to buy", "uncertain, depends" and "bad time to buy". Based on the distribution of these replies, the source calculated the index: the percentage of positive replies minus the percentage of negative responses, plus 100. For example: 56 percent "good time to buy" minus 42 percent "bad time to buy" equals 14, plus 100 leads to an index score of 114.
