The value of retail real estate investment in Europe peaked in 2015, when retail property investments reached 68 billion euros. Since 2017, investment volumes have decreasing and in 2022, they reached 40 billion euros. In Germany - the largest retail real estate market in Europe - investment activity has shrunk substantially since 2020. Retail was one of the real estate sectors that were hit worst by the coronavirus (COVID-19) pandemic. To contain the spread of the virus, many retailers had to close during the many national and regional lockdowns. Additionally, with the e-commerce sector growing, brick-and-mortar shops experienced a decline in footfall.
